Arterial Commercial 2 District (DC2)

The Arterial Commercial 2 District is designed to accommodate a diverse range of commercial activities serving both the traveling public and local populations along major transportation corridors.   • Auction facilities within this district shall not include the storage or sales of livestock.
  • Warehousing within this district shall not include the storage of dangerous or hazardous substances.
  • Minimum site area: 0.2 ha (0.5 ac)
  • Minimum site frontage: 30 m (98.4 ft)
  • Minimum building setback: 8 m (26.2 ft) from a property line; 45 m (147.6 ft) from the centreline of a municipal road allowance or provincial highway, or as required by the Saskatchewan Ministry of Highways
  • Maximum building height: 17 m (55.77 ft)
  • Maximum site coverage: 60%
  • Outdoor storage, other than the storage and display of finished goods deemed essential to facilitate the approved use, is prohibited. The display of finished goods related to the approved use is permitted in the front yard.
  • Outdoor storage must be screened from view from adjacent municipal roadways and public lands by a solid fence, landscape materials, berm, vegetative plantings, or any combination of the above, at least 2.0 m (6.56 ft) in height.
  • Commercial vehicles and equipment associated with an approved use may be stored on-site provided the storage area is not within setback areas, is located in the rear and side yards only, and is screened from view from adjacent municipal roadways and public lands by a solid fence, landscape materials, berm, or any combination of the above, at least 2.0 m (6.56 ft) in height.
  • A minimum landscaped buffer of 4.5 m (14.8 ft) shall be provided adjacent to front and side flanking yards.
  • Where a site abuts any country residential zoning district without an intervening road, a strip of land adjacent to the abutting site line of not less than 4.5 m (14.8 ft) in depth shall be maintained throughout and used only for landscaping purposes.
